In association with the Ohio University Alumni Association, University Estates conducted a mail survey to 1,000 selected alumni to gauge the interest level towards the golf course and social benefits to the alumni membership and Ohio University. These results were also very positive and follow up marketing is planned to expand and target this group. THE OHIO CLUB will be the home course for the Ohio University men and women’s golf teams.
Development will be in four phases. The initial phase will encompass the golf course, clubhouse, 68 single-family lots, 50 golf villas, 92 step-down retirement condominiums, 68 upper scale condominiums, a congregate/assisted living project, an 88-unit upper scale rental apartment complex, and a professional office complex. Conversations are also being held with a motel and restaurant chain and feasibility has shown that our site will support a 100-room conference hotel complex. It is anticipated that it will be completed in timeliness to coincide with the opening of the golf course. The final design is complete with irrigation plans for the golf course and construction is ready to begin upon financing.
Regulatory issues are complete and final engineering for Phase I is complete. Utility infrastructure is complete as well as the entryway and road paving. University Estates is receiving excellent cooperation from state, county, city and township officials. We expect this trend to continue, as we are committed to maintaining this level of teamwork.
Initial development of single-family housing has started and three of the approximate 12 homes under construction are now occupied. Of our first 68 SF lots, approximately half have been called for. At this point, our approved local builders will absorb most of the first phase lots with the Realtor community having access to the balance of the lots. The Villas at High Point Village are now under construction and of the 48 units in Phase I, 36 have been sold. Reception for this product is very encouraging and it is anticipated that construction of Grande Vista Village, the upscale condominium project will initiate by the fourth quarter of 2006. Already twenty prospective buyers have indicated interest in these condos.
